Moving into a new home is one of life’s biggest milestones, full of excitement, boxes and, if I’m honest, a fair few surprises I didn’t see coming. Looking back, there are a handful of lessons I genuinely wish someone had spelt out for me before I got the keys, and I hope sharing them saves you a headache or two.

The True Cost of Moving
I budgeted carefully for the purchase price and still somehow ran out of money within weeks. Moving home now costs a record average of £17,831 once you factor in everything from stamp duty to removals, according to Reallymoving’s Cost of Moving Report. If you’re buying a new-build home, budget extra for landscaping, curtains and flooring, since these are rarely included and add up fast.

Getting to Know Your New Space
Nobody warns you how long it takes to actually learn a new house. I spent weeks flicking light switches to work out which did what and even longer getting used to the neighbourhood, the shortcuts and where to find a decent coffee.
Unpacking one room fully before moving on to the next helped it feel like home sooner, and new houses in particular often come with unfamiliar heating controls or smart systems that are really worth reading up on early.

The Importance of a Move-In Checklist
I forgot to change the locks. Forgot to redirect the post. I forgot, embarrassingly, to actually turn the boiler on before my first cold shower. A simple checklist covering utilities, security and basic safety checks, like testing smoke alarms, would have saved me a miserable first week.

Expecting the Unexpected
Snags are far more common than I realised: a HomeOwners Alliance survey found that 93.7% of new build buyers reported problems to their builder after moving in, and over a quarter logged more than fifteen.
A sticking door or a scuffed skirting board isn’t a disaster; it’s simply part of the process, and most new houses come with a warranty to cover it.

Building a New Routine
It took a good few months before the new place actually felt like mine, rather than somewhere I was just staying. Finding the nearest coffee shop, joining a local group, or just chatting to a neighbour over the fence all helped enormously.
Moving into new homes really can be a genuine fresh start for both routines and relationships if you give it time and don’t expect everything to click into place overnight.

Embrace the Adventure
Every move teaches you something, usually the hard way. Looking back, the hiccups are what I remember most fondly, so try to embrace the unknown; it makes the whole journey far more rewarding.
